Constructed by the U.S. Army Corps of Engineers in the 1950's, Lake Lanier is a multi-purpose lake that provides for flood protection, power production, water supply, navigation, recreation and fish and wildlife management.Lake Lanier is one of 464 lakes in 43 states constructed and operated by the U. S. Army Corps of Engineers. It has won the best operated lake of the year award in 1990, 1997 and 2002. There are 10 Marinas on Lake Lanier and the number of docks issued is roughly 10,455. There are approximately 160 dock permits left to issue and that will be the end of dock permits on Lake Lanier. Home values on Lake Lanier have enjoyed a steady increase over the many years it has been in existence. Annual increases have been as high as 20%. Lowest increases have been 5-6%. Even with the current drought situation this Lake still enjoyed a modest 7-8% increase in 2007. Once all dock permits are issued, the water returns to full pool (which history tells us it will), values are again projected to make 10-15% annual increases in the foreseeable future.
